Quick answer:

Qualify with an AED 2 million property or investment, an AED 30,000 monthly salary, an approved business, a talent nomination, or top grades.

Eligibility, Costs and Application Guide

What is the UAE Golden Visa?

The UAE Golden Visa is a long-term, self-sponsored residence visa for investors, entrepreneurs, skilled professionals, exceptional talent and top students. The UAE launched it in 2019 and has widened it several times since, most recently in 2025 and 2026.

The programme is run federally by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). In Dubai, applications go through the General Directorate of Residency and Foreigners Affairs (GDRFA Dubai), and property cases go through the Dubai Land Department (DLD).

According to the UAE Government’s official Golden Visa page on u.ae, holders get a renewable 5 or 10-year visa, no sponsor requirement, the right to stay outside the UAE beyond six months, and the right to sponsor family. You can also check your eligibility directly on the ICP Golden Visa eligibility checker.

What the Golden Visa is not

  • It is not permanent residency. It must be renewed, and you must still meet your category’s conditions at renewal.

  • It is not citizenship. UAE citizenship is granted only by nomination, never through time spent or money invested.

  • It is not one single visa. Each category has its own threshold, duration, and approving authority.

If you are not sure which route fits you, a UAE Golden Visa Consultant can map your profile to the strongest category before you spend money on documents.

What changed in the UAE Golden Visa rules for 2026?

The biggest 2026 change is for property buyers: since February 2026, you no longer need to have paid 50% (AED 1 million) of a property’s price before applying.

Basic UAE Golden Visa requirements for all applicants

Whatever your category, you must meet these seven baseline requirements before your specific eligibility is assessed.

  1. Be a non-UAE national aged 18 or over (children join as dependants).

  2. Hold a valid passport with at least 6 months of validity left.

  3. Have UAE-approved health insurance for yourself and every dependant.

  4. Pass a medical fitness test at a government-approved centre (blood test and chest X-ray).

  5. Have a clean criminal and immigration record, with no overstays, absconding cases, or travel bans.

  6. Clear outstanding UAE fines and debts, including traffic fines in Dubai.

  7. Attest foreign documents: certified in your home country, attested by the UAE embassy and the UAE Ministry of Foreign Affairs (MOFA), and translated into Arabic where needed.

If you already live in the UAE on another visa, you will also pay a status-change fee. Our UAE Residency Visa Consultants can tell you whether to switch now or wait for your current visa to run down.

1. Real estate investors

You qualify with one or more properties worth a combined AED 2 million or more. Since February 2026, mortgaged and off-plan property qualify on total value, with a no-objection letter from your bank.

  • Jointly owned property counts only if each owner’s share reaches AED 2 million (spouses are an exception in some cases).

  • Off-plan units must be bought from an approved developer.

  • In Abu Dhabi, the test is your equity, not the full property value.

  • Dubai issues this visa for 10 years. The federal u.ae table lists 5 years for real estate, so confirm the term for your emirate.

Planning a property-led move? Our Dubai Investor Visa Consultant team can also compare the Golden Visa with the shorter investor visa.

2. Public, company and tax investors

You qualify with AED 2 million in a UAE bank deposit or accredited investment fund, or a company share of the same value. The money must be your own capital, not a loan. Fixed deposits are usually locked for 2 years.

A business that pays at least AED 250,000 a year in UAE taxes is another route, proven by Federal Tax Authority records.

3. Entrepreneurs

You qualify by owning an innovative project worth AED 500,000 or more with approval from an accredited business incubator, or a business earning at least AED 1 million a year. A previous company exit of AED 7 million or more also qualifies through the Dubai Future Foundation.

The incubator letter must come from an officially accredited body. A trade licence alone does not meet every requirement.

4. Skilled professionals

This is the most popular route for employees. You need all three of the following:

  • A basic salary of AED 30,000 per month (housing and transport allowances do not count).

  • A bachelor’s degree or higher, attested and with UAE Ministry of Education equivalency where required.

  • A job classified as MOHRE Level 1 or Level 2 (managers, engineers, doctors, specialists).

This is an ongoing condition. If your basic salary drops below AED 30,000 or you lose your job, the visa can be cancelled. Engineers, doctors and degree holders each have their own pages on the Golden Visa service page.

5. Exceptional talent

Doctors, scientists, PhD holders, inventors, artists, athletes and digital specialists qualify through official nomination, not a salary or investment figure. The nominating body sets the evidence it wants, such as a licence, patents, awards, or research record.

6. Outstanding students and graduates

High-school students need a final grade of 95% or more. University graduates need a GPA of 3.5 or 3.8 depending on their university’s category, and must apply within 2 years of graduating. Graduates of top-100 world universities can also qualify.

7. Humanitarian pioneers and frontline heroes

You qualify by donating AED 2 million to recognised causes or Waqf funds, or through 5+ years of recognised humanitarian service. Frontline heroes are nominated only through the Fakhr Al Watan Office.

UAE Golden Visa documents required in 2026

Every applicant needs a core set of six documents, plus the evidence for their category.

Core documents (all categories)

  • Passport copy, valid for 6+ months

  • Passport-size photo on a white background

  • Current UAE visa and Emirates ID copy (if already resident)

  • UAE health insurance certificate

  • Medical fitness result (done during the process)

  • Attested marriage and birth certificates (if sponsoring family)

Category

Extra documents you will need

Real estate investor

Title deed or Oqood (off-plan), DLD valuation, bank no-objection letter if mortgaged

Public investor

Bank or fund letter confirming the AED 2 million deposit, lock-in confirmation

Company investor

Trade licence, memorandum of association, audited accounts, company bank statement

Tax contributor

Federal Tax Authority confirmation of AED 250,000+ annual tax

Entrepreneur

Incubator approval letter, business plan, auditor’s valuation or revenue proof

Doctors, scientists, talent

Professional licence, nomination or recommendation letter, portfolio or research record

Students and graduates

Attested certificates, transcripts, school or university recommendation

Donation receipts or certificates of service and appreciation

Start degree attestation first. It is usually the slowest step and can take several weeks for overseas qualifications.

How to Apply for a UAE Golden Visa in Simple Steps

The application has six steps, and the first two decide whether it succeeds.

  1. Confirm your category. Match your profile to one route. Borderline cases, such as a salary near AED 30,000 or property just above AED 2 million, should be checked first.

  2. Prepare and attest documents. Gather the core and category documents above. Attest foreign degrees and certificates and get MOE equivalency where required.

  3. Get nomination or pre-approval (if needed). Talent, entrepreneur, educator, and creator routes need an endorsement letter before you apply.

  4. Submit through the official channel. Applications go through ICP smart services or GDRFA Dubai, and property cases through DLD. Pay fees online.

  5. Complete medical and biometrics. You must be in the UAE for the medical test and Emirates ID fingerprints. Applicants abroad can get a 6-month multiple-entry visa to finish this step.

  6. Receive your visa and Emirates ID. The residency is issued digitally, and the Emirates ID card is delivered.

These times apply to straightforward cases with complete documents. Routes that need a nomination, degree equivalency, or DLD property checks can take several extra weeks.

Can you sponsor your family on a UAE Golden Visa?

Yes. Golden Visa holders can sponsor their spouse, children, and parents, with no minimum salary test for the sponsor. Family visas generally run for the same term as the main visa.

  • Spouse: legally married husband or wife, with an attested marriage certificate.

  • Sons: generally up to age 25, or older if still studying; children with special needs at any age.

  • Daughters: unmarried daughters at any age.

  • Parents: sponsored under the Golden Visa holder’s file.

  • Domestic staff: nannies, drivers, and housekeepers can be sponsored.

One protection most families do not know about: if the main holder dies, sponsored family members can stay in the UAE until their permits expire.

If your household is the priority, see our UAE 5-year Family Golden Visa Consultant service, which handles the whole family file in one process.

Why UAE Golden Visa applications get rejected (and how to avoid it)

Most rejections come from fixable paperwork problems, not from applicants being unqualified.

Rejection reason

How to avoid it

Applying under the wrong category

Get an eligibility check before preparing documents

Generic job title (“Staff”, “Consultant”) on the labour contract

Ask your employer to update the MOHRE title to a Level 1 or 2 role first

Salary figures differ across contract, certificate and bank statements

Make every document show the same basic salary and title

Allowances counted towards the AED 30,000

Get an HR letter showing basic salary separately

Foreign degree not attested or no MOE equivalency

Start attestation weeks before you apply

Property or investment below AED 2 million

Use the DLD valuation or bank letter, not your own estimate

Name or date mismatches between documents

Check spellings against your passport

Unpaid traffic fines, overstays or bans

Settle fines and resolve immigration history before submitting

Missing or unofficial nomination letter

Get the letter from the accredited UAE authority only

Expired health insurance

Renew cover so it is valid on the submission date

A full pre-submission compliance review catches almost all of these. It is included in the Pure Docs Professional and Premium packages.
